At the Cochecton Planning Board meeting on March 29, the proposal for 9 homes in Lake Huntington was greeted by troubled questioning from the neighbors. They worry about storm runoff, lawn chemical runoff into the wetlands and water table, reduction of water table, density, etc. The builder and his agents promised to adjust their plans to address concerns, pay for a hydrology study by the town, engineering changes, whatever. As for density, it seemed that was put off for later discussion with the planning board.
The 9 lots on 8 acres would be allowed only if the Town Board permits connection to the sewer district, which is likely. Otherwise there is the normal 2 acre minimum.
It was suggested the town should ask for givebacks in exchange for the privilege, such as public space for a playground. Public comment was adjourned to await resubmission after water checks and engineering changes are made. The builder would not allow the public to have a copy of the plans, saying it was a work in progress.

We need help & support! Thanks for sending a 'Keep Cochecton rural,' rep to the planning board meeting.
We just spent $20,000 to keep our basement dry and this proposed 1/2 acre development with 9 units threatens our 'dry,' basement and our neighbors as well not to mention adjacent property. The minimum requirements for a holding pond to capture the runoff underestimates any heavy runoff.
That's the 'density,' issue i have with this project. The property is currently zoned for 2 acres but with permissable sewer hookups, the developer can request a variance for a 1/2 acrea zoning which allows for this 9 unit plan to go ahead. It seems that the developer can also make a case for the zoning changes based on lost property to the wetlands. I consider that a weak argument since they bought the land 'as is'. Any lawyers out there who could advise us?

Lake Huntington is becoming the "ugliest" town in Sullivan County. In addition to the 9 units which the developers are planning to squeeze into the property next to the church on rt 116 ... the town is building a garage (to house the new ambulance corps) on the tiny parcel of land that is located at the fork of Smales Rd & Cty Rd 116. This property is right across the road from the new housing developement!!!!
How ugly can we make Lake Huntington ???
